Cumbria Court is an exclusive, gated residential estate set within beautifully landscaped and mature private grounds in Reigate, Surrey. Developed in 2003, the estate comprises 14 thoughtfully designed apartments, offering a peaceful and well-connected setting between the towns of Reigate and Redhill in the South of England. Originally a leasehold development, the freehold for the estate was successfully transferred to the residents in 2009. To ensure the effective management and long-term care of the property, residents established a registered SIC company, which oversees all operational and administrative responsibilities. A dedicated managing agent has been appointed to manage the day-to-day maintenance of the buildings and grounds, ensuring the estate remains a safe, attractive, and well-maintained environment for all who live here. This website has been created to provide useful information for visitors and guests, as well as secure portal access for residents, owners, and tenants. COMPANY DIRECTORS

As a private limited company we democratically elect a number of directors to act on behalf of Cumbria Court Ltd. These Directors are responsible for the oversight of the day to day management of the companies legal and servicable comments. They in turn are directly responsible for the liaison between residents and the nominated "Management Company".

PLANNED WORKS

This sets out the works schedule as duly proposed, considered, and approved at the Annual General Meeting (“AGM”). The parties acknowledge and agree that all maintenance activities relating to the property and its grounds shall be carried out in accordance with recognised best practices, and with due regard for effectiveness, efficiency, and cost-appropriateness. All works shall be undertaken in full compliance with all applicable recommendations, industry standards, statutory requirements, and relevant legislation in force at the time the maintenance is performed. MAINTANED SERVICES

The list of maintained service liabilities is fairly standard for a privately managed residential company but nevertheless comprehensive in its nature. These include but are not limited to: Servicing & Maintainance of the: Grounds, lawns & trees Lifts, gates & security systems Cleaning schedules Utilities & Services Upgrades & Replacements Legal & Governamce

GUTTER SURVEY

Gutter survey is required to address the gutters which have seemingly failed.

Deep Clean of the communal Blocks by professional cleaners. Scheduled for cleaning every 8 weeks.

This is again a LEGAL requirement to service the fire alarm equipment. All fire alarm hardware, batteries, detectors must be services and checked every year.

This is a fire alarm TEST that is scheduled to be carried out every week.

LIFT - LOLER - (1) -

THE LOLER inspection is a LEGAL lift operation inspection and is required twice a year. This not a service it is an inspection and provides CC with a LEGAL certificate for the lifts condition of use.

LIFT ALARM TEST(s)

This is a lift alarm test. This is carried out every week to ensure the working alarm for the lift(s). The auto dialer is also tested at this time to ensure an emergency response.

THE PMM is a LEGAL service of the lift(s) that are required each year. BY law the lift MUST be serviced twice a year. This is a service where, the working parts are checked, updated and recorded.
