As a private limited company we democratically elect a number of directors to act on behalf of Cumbria Court Ltd. These Directors are responsible for the oversight of the day to day management of the companies legal and servicable comments. They in turn are directly responsible for the liaison between residents and the nominated "Management Company".
This sets out the works schedule as duly proposed, considered, and approved at the Annual General Meeting (“AGM”). The parties acknowledge and agree that all maintenance activities relating to the property and its grounds shall be carried out in accordance with recognised best practices, and with due regard for effectiveness, efficiency, and cost-appropriateness. All works shall be undertaken in full compliance with all applicable recommendations, industry standards, statutory requirements, and relevant legislation in force at the time the maintenance is performed. 01/07/2026This is again a LEGAL requirement to service the fire alarm equipment. All fire alarm hardware, batteries, detectors must be services and checked every year.

01/07/2026THE LOLER inspection is a LEGAL lift operation inspection and is required twice a year. This not a service it is an inspection and provides CC with a LEGAL certificate for the lifts condition of use.
01/26/2026This is a lift alarm test. This is carried out every week to ensure the working alarm for the lift(s). The auto dialer is also tested at this time to ensure an emergency response.
01/07/2026THE PMM is a LEGAL service of the lift(s) that are required each year. BY law the lift MUST be serviced twice a year. This is a service where, the working parts are checked, updated and recorded.
